How to make your property more valuable, spend a little earn a lot.
A question I’m often asked ‘what can I do to make my property more valuable for selling’. So here are some tips that cost pennies to implement, not pounds.
• Clear your clutter, put it away, hide it, whatever. Your buyer doesn’t want to, or need to see it.
• Turn your heating on, (unless it’s summer), make sure all the radiators work and bleed any cold ones. A warm cosy house will always sell better and for more money.
• Clean your windows, not just the glass. Include the frames, any rubber seals etc, oil the hinges, make sure they open and close with ease.
• Clean the kitchens and bathrooms, then clean them again. It’s cheap to do, soap and water. All the fragrance sprays you buy to mask whatever odours lurk, save your money, spend it on a few cleaning products. Because you won’t fool a buyer. Wash the kitchen sink, clean the tap. Flush the toilets, put the seat down. You get the idea!
• Decorate the scruffy room, poorly decorated rooms, peeling wall/ ceiling paper, discoloured paint may give the impression of damp. Repairing damp can cost thousands, and a buyer will only knock it off the sale price. So it’s a false economy not to do it.
